The Rector Building

The Rector Building is a defining piece of Chicago’s architectural and cultural history. Originally constructed in 1905 by Jarvis Hunt, with a south addition by Holabird & Roche in 1923, the building exemplifies early 20th-century commercial architecture, blending Beaux-Arts composition with Prairie School detailing. Nurture was engaged to provide a comprehensive exterior envelope evaluation in accordance with City of Chicago requirements, providing preservation considerations with the practical needs of an active interior renovation.

Our scope included a visual binocular survey of all visible exterior walls at 79 West Monroe and preparation of the City of Chicago–mandated Ongoing Inspection and Repair Report for High-Rise Exterior Walls and Enclosures. The report documented observed conditions, including any dangerous conditions, and was prepared for filing with the City of Chicago Department of Buildings Ongoing Inspection Report.

Additionally, Nurture completed the required Architectural and Structural Iron Inspection, including review of fire escapes, flag poles, signage, and any building-anchored ducts present at the time of inspection. Required stamped reports were submitted to both the City of Chicago and the Owner, with findings used to inform a repair approach prioritizing long-term performance and respect for the historic building.
